How Much House Can You Afford?
This mortgage calculator can be used to figure out monthly payments of a home mortgage loan, based on the home's sale price, the term of the loan desired, buyer's down payment percentage, and the loan's interest rate. This calculator factors in PMI (Private Mortgage Insurance) for loans where less than 20% is put as a down payment. Also taken into consideration are the town property taxes, and their effect on the total monthly mortgage payment.

Want to see what your amortization schedule would look like if you made extra payments? Want to know what the average mortgage rates are for the area? Go to BankRate.com. (Note: we do not advise clients to apply for a mortgage online at sites like these. Your credit is generally pulled several times by lenders that will contact you trying to get your business. This can have an adverse affect on your credit).
We always advise our clients to use a trusted lender. With the recent changes in the mortgage industry, it is very important to use a lender that will be able to get you to the closing table. The lenders that we frequently work have know us personally and promise to take excellent care of our clients.

CLOSING COSTS: You will be required to pay fees for loan processing and other closing costs. These fees must be paid in full at the final settlement, unless you are able to include them in your financing. Typically, total closing costs (including prepaids, taxes and escrow) will range between 2-5% of your mortgage loan. Talk to your agent about whether you need to include those costs in your purchase offer on your next home.
